These General Terms and Conditions set out the basic rules governing the use of Anna Guesthouse, including bookings, payments, cancellations and the use of the accommodation.
1. Details of the Service Provider

2. Purpose and Scope of these Terms and Conditions
These General Terms and Conditions define the basic legal relationship between the Service Provider and the Guest. Their purpose is to clearly set out the conditions governing the use of the accommodation in advance and to help prevent misunderstandings or disputes.
By using the service, the Guest accepts these Terms and Conditions. They become part of the contract once the booking has been confirmed and the deposit has been paid.
3. Nature of the Service
Anna Guesthouse is an accommodation property located in Szeleste, suitable for families, groups of friends, travellers passing through the area, smaller groups and guests looking for a relaxing stay.
The property generally provides guests with a private and enclosed environment. Guests use the accommodation and its facilities at their own responsibility.
The accommodation is suitable for multi-day stays, family holidays, gatherings with friends, smaller group activities, and as a base for exploring Vas County and the surrounding area.
4. Formation of the Contract
The booking process always begins with prior communication. The Guest may request a quote, enquire about available dates, or indicate their intention to book through the booking option available on the website.
The contract is concluded when the Service Provider confirms the booking in writing and the Guest pays the required deposit within the specified deadline.
Verbal agreements alone do not constitute a final contract. The legal relationship is always based on the written confirmation and the required payment.
5. Payment Terms
A deposit is required to secure the booking. The purpose of the deposit is to reserve the selected period for the Guest, as the booked dates can no longer be reliably offered to other guests.
The remaining balance is payable according to the prior agreement between the parties. The exact payment method, deadline and amount will always be specified in the booking confirmation.
Payment may be made using a method agreed with the Service Provider, for example by bank transfer, in cash or by card payment on site, where these options are available for the relevant booking.
6. Cancellation and Changes to a Booking
If the Guest cancels the booking, the deposit is non-refundable. This is because the reserved period may no longer be possible to offer to another guest.
Changes to a booking – including changes to the dates or the number of guests – are only possible if the accommodation's capacity and availability allow it and if separately agreed with the Service Provider.
Changes are not an automatic entitlement and always require a separate agreement.
7. Arrival, Departure and Check-in
The exact arrival and departure times are agreed by the parties during the booking process. When checking in, the Guest must provide the required information and comply with the house rules and the basic rules relating to the use of the property.
The Guest must use and leave the accommodation in a condition consistent with normal and proper use.
8. Use of the Accommodation
The Guest uses the accommodation at their own responsibility. This rule has practical importance because the property is not continuously supervised and the Service Provider is not permanently present on site.
The Guest must use the property for its intended purpose, respect the surrounding environment, and observe the basic rules of considerate conduct.
The accommodation must not be used in a way that disturbs others, endangers the condition of the property, or places unreasonable strain on the furnishings, garden, shared areas or surrounding environment.
9. Liability and Damage
The Guest is fully liable for any damage caused during their use of the accommodation. This includes damage to the building, furnishings, equipment, garden or surrounding areas.
This liability also applies where the damage is caused not directly by the Guest who made the booking, but by a companion, family member, visitor or another person under their responsibility.
If damage occurs, the Service Provider is entitled to assess the extent of the damage and charge the Guest for the cost of repair, replacement or restoration.
The amount payable for damage will be determined on the basis of the actual cost of repair, replacement or restoration.
If the damage is significant, or if the parties are unable to reach an agreement, the Service Provider is entitled to pursue the claim through legal means. This may include issuing a payment demand, commencing debt recovery proceedings or, where necessary, initiating court proceedings.
The Service Provider accepts no responsibility for the Guest's personal belongings or valuables, or for vehicles left in the parking area and their contents.
10. Refusal or Termination of the Service
The Service Provider is entitled to refuse or terminate the provision of the service if the Guest's conduct endangers the condition of the accommodation, the peace or safety of others, or the proper performance of the contract.
This includes, in particular, situations where the Guest fails to meet their payment obligations, uses the accommodation improperly, or behaves in a way that is incompatible with the proper use of the property.
11. Complaints
Any concerns relating to the accommodation should be reported during the Guest's stay. This allows any problems to be investigated and, where possible, resolved while the Guest is still on site.
The Service Provider is not obliged to accept complaints submitted only after departure if the circumstances can no longer be properly investigated.
Complaints and comments may also be sent to the following email address:
12. Force Majeure
The Service Provider is not liable for events outside its control that could not reasonably have been foreseen or prevented.
Such events may include, for example, natural disasters, extreme weather conditions, interruptions to utility services, measures imposed by public authorities, epidemic-related restrictions or other extraordinary circumstances.
13. Data Protection
The processing of personal data is governed by the Privacy Notice. The Service Provider processes personal data only to the extent necessary to provide the service, maintain communication, manage bookings and comply with legal obligations.
The Privacy Notice is available on the www.szelesteszallas.hu website.
14. Final Provisions
Any matters not regulated by these General Terms and Conditions are governed by the applicable laws of Hungary, in particular the provisions of the Hungarian Civil Code.
The Service Provider reserves the right to amend these Terms and Conditions. The current version is always available on the www.szelesteszallas.hu website.
